FitzGerald & Associates, serve as our construction and
development advisors. Principal company owner, David FitzGerald, has
over thirty-five years of experience in design, development, and project
management of commercial, industrial, and residential construction
projects. He has constructed over a half a million square feet of
self-storage facilities. Mr. FitzGerald also has extensive experience in
real estate, contract, and finance law.
The company coordinates the work of our project architects, engineers,
and general contractors. The company also assists in project feasibility
analysis in the areas of construction and development costs, and
government entitlement processing.
The firm is based in Las Vegas, Nevada.
StorageOne is the dominant developer of self-storage in the Las Vegas
Market. Jim Hammer and Jim Meservey, principals of the company, have
constructed more than thirty self-storage facilities under the
StorageOne banner and served as general contractors for an equal number
of them for other operators. JKIP partnerships own eight StorageOne
facilities in Las Vegas and one each in Phoenix and Bakersfield. Most of
these are owned in partnership with StorageOne. In addition to the
self-storage facilities, Hammer and Meservey and their affiliated
companies have developed over $200 million of residential, commercial,

Jim Scott and JKIP principal Jeff Quinn formed Scott & Quinn Real Estate
in 1987. The company is the oldest continually operating real estate
firm in the prestigious San Diego neighborhood of Mission Hills. The
firm offers a complete line of residential and income property brokerage
services.
Mr. Scott is a partner in nearly all of the JKIP partnerships. Many of
our investors first invested with Jeff Quinn and Jim Scott through Scott
& Quinn Real Estate. Mr. Scott has been active in the San Diego real
estate market since 1973. He holds a Masters Degree from San Diego State
University and served as a Marine Corps officer in Vietnam.
